Our surveys will provide cost effective and informative survey plans. Our products are designed to inform clients of possible boundary disputes, encroachments, errors in technical descriptions, exact location of the land on the ground as per title and other land issues that need to be considered in land development. Our engineering survey plans are designed to inform engineers and architects of the actual conditions on a construction site. These survey plans are made with close coordination with the engineers and architects as to provide accurate information for their design requirements. Topographic Surveys
WHAT IS ON THE PROPERTY AND WHAT ARE THE SLOPES?
The client wanted to expand their campus to open areas.
PhilSurv conducted an as-built and topographic survey. For better representation of the area, a satellite image of the area concerned was geo-referenced and made as the backdrop of the topographic and as-built plan. Philsurv also made a slope analysis with 3D perspective based on the land elevation data.
The client was able to give a basis for the architects of Joseph Server and Associates for future development on the open space. With the plans given, planning the drainage system and building lay-out made the architect’s work accurate and faster.

UP TO WHERE IS THE PROPERTY BOUNDARY?
The client needed to reconstruct the blueprints of their old buildings within a time frame of one month for accounting deadlines. They also used the data to verify the lease area for contract negotiation purposes. They needed a reliable standard to follow as basis for the measurements.
PhilSurv used the BOMA international standards as basis for measurements. The teams conducted an as-built and detailed measure survey in order to get dimensions of common areas composed of utility rooms, stairs, elevators, common rooms and lobbies.

HOW DO I CHARGE TENANTS THE CORRECT RENT BASED ON SPACE OCCUPIED AND COINCIDENTLY SAVE ON PROPERTY TAXES?
To many, the term "As-Built" is used in place of Improvement Location Survey; they are one in the same.
An As-Built Survey depicts or notes the position, horizontally and, where required, vertically, between particular existing improvements with respect to the applicable municipal or statutory requirements. The purpose of this type of survey is to enable determination of compliance with said requirements. No other improvements or features need be depicted.
The client would like to compute the exact areas as-built so that they can assess how much to charge the tenants for the land use and at the same time compare the basis of the property taxes paid.
PhilSurv conducted an as-built and detailed measure survey in order to get dimensions of common areas composed of utilities, stairs, elevators, common rooms and lobbies.
The client used Philsurv’s maps and summarized excel reports that made management’s job of preparing reports easy. Negotiations with tenants and tax authorities was easy with the clear data presented.

PhilSurv conducted a consolidation/subdivision survey based on the initial as-built and boundary survey. Upon approval of the consolidation/subdivision plan and signature by the Company authorized manager.
Philsurv gets the plan approved by the Land Registration Authority or the Department of Environment and Natural Resources.

IS THERE A SAFER WAY TO SURVEY PROPERTIES WITH DIFFICULT TERRAIN OR ILLEGAL STRUCTURES? CAN I GET THE ELEVATIONS AND AS BUILT AREAS FOR THESE PROPERTIES?
The client had a large property and the locals were occupying the land. They had us relocate the property with their titles, use the drone to take aerial photos and establish control points. Based on the aerial images, we were able to measure the existing structures. At the same time, we were able to get elevations of the site for his future land development.

Aerial Lidar Surveys
IS THERE A FASTER WAY TO GET DETAILED TERRAIN AND TOPOLOGY AS WELL AS EXISTING STRUCTURES IN A WIDE STRETCH OF LAND OTHER THAN TRADITIONAL SURVEYS?
The client wanted to design a structure that would pass through a highly urbanized area. They needed a detailed as-built and topographic survey so that they could generate the most economic and feasible design possible for their structure. They had us perform an aerial LIDAR survey to obtain accurate horizontal and vertical positioning of all existing features on site. About 150 hectares of data was obtained and transformed into a Lidar Point Cloud. What would normally take about 3 months of traditional survey works in the field was done in about two (2) hours of Lidar 3D Mapping in the sky.

I WANT TO DESIGN A PIER, KNOW WHERE THE BOATS CAN PASS, KNOW WHERE THE DROP OFF POINTS OR WHERE THE CORALS REEFS ARE ALONG THE SHORELINE.
The client wanted to build a port and understand where the ships can pass.
Philsurv conducted a bathymetric survey for 421 ha, a topographic survey for 80 ha and a river cross section survey. The geodetic engineers compiled all the data and referenced the elevations to the mean sea level.
